The portfolio closing is set for Sept. 1, 2026, with one one-time extension available to Oct. 15, 2026 with an additional deposit.
The Kensington Park closing is tied to lender consent to assume a $56.46 million mortgage loan. If consent is not obtained by Dec. 1, 2026, an alternative timing applies.
The Bethesda closing depends on a minimum NOI stabilization test for three consecutive months. The targeted timing is later in 2026, subject to conditions.
American Healthcare REIT to acquire eight Kensington communities
American Healthcare REIT agreed to buy eight Kensington senior housing communities for $873 million, covering 745 units across California, Maryland, New York and Virginia.
$8.73 million of escrow deposits are due within three business days. The deposits become non-refundable on signing, subject to specified termination rights.
