CoStar raised its US multifamily rent growth outlook for 2H 2026, citing stronger employment assumptions and tighter conditions.
- Rent growth forecast lifted to 1.4% in Q3 2026 from 0.8% in Q2.
- Q4 was revised to 1.9% from 0.5%.
Vacancy forecast remains elevated but improves gradually
National multifamily vacancy is projected at 8.2% by the end of 2026, easing to 8.1% by the end of 2027.
Stabilized vacancy is expected to remain flat through the end of 2026, then rise modestly in early 2027 as excess inventory is absorbed.
