AVAX One signed an LOI with BlueFlare Energy Solutions to develop a 10 MW Tier 3 AI/HPC Edge Compute facility on powered land near Calgary, Alberta for Q1 2027 at a cost of $30–35 million. The modular microgrid leverages natural gas generation with BESS and diesel backup to deliver scalable, high-margin recurring revenue.

1. LOI and Project Scope

AVAX One executed a Letter of Intent with BlueFlare Energy Solutions to develop a minimum 10 MW Tier 3 AI/HPC Edge Compute facility on powered land within 50 miles of Calgary, Alberta. Under the definitive agreement to be finalized in 30 days, development will prioritize brownfield sites with on-site natural gas generation.

2. Modular Microgrid Architecture

The powered land will target Uptime Institute Tier 3 certification by combining behind-the-meter natural gas generation, AESO grid interconnection, battery energy storage (BESS) and diesel backup. This modular microgrid design in 10 MW increments aims to overcome AI/HPC power bottlenecks with scalable, replicable infrastructure.

3. Strategic and Financial Implications

Total project costs are estimated at $30–35 million with milestone-based payments covering site selection, permitting, design, construction and commissioning. Completion is slated for Q1 2027 and is expected to generate recurring high-margin revenue under long-term infrastructure agreements, positioning the company in digital infrastructure.
