Boston Properties secured more than 200,000 square feet of leases at 50 Hawthorne (fully occupied) and 680 Folsom (90%+ leased) in San Francisco’s South Financial District. Dropbox took 64,000 square feet, Decagon 70,000 square feet and Swinerton Builders plus another software firm each leased 35,000 square feet.

Boston Properties completed over 200,000 square feet of new leasing at two South Financial District assets, bringing 50 Hawthorne to full occupancy and lifting 680 Folsom to more than 90% leased following extensive space refreshes.

2. Tenant Breakdown

Dropbox committed to the entire 64,000-square-foot building at 50 Hawthorne, while at 680 Folsom Decagon leased approximately 70,000 square feet and Swinerton Builders alongside another software firm each signed for 35,000 square feet.

3. Asset Amenities and Upgrades

680 Folsom spans 469,000 square feet and features a newly enhanced lounge with commissary kitchen and concierge services, plus a reimagined rooftop with built-in speakers, heaters, fireplaces and flexible event configurations for up to 400 guests.

4. South Financial District Momentum

San Francisco’s tech leasing grew 44% between 2024 and 2025, with AI venture funding representing up to 81% of U.S. total in 2026, supporting sustained tenant demand and strengthening leasing prospects for high-quality, transit-oriented workplaces.
