Camden Property Trust guides 2026 core FFO per share at $6.68-$6.82

Camden said guidance excludes California assets sold on 7/29/26. The EPS range includes the gain on that sale.
The company also expects:
- $755 million of completed acquisitions
- $60 million-$300 million of additional acquisitions
- $126 million of development starts
2026 guidance and same-property outlook
Camden Property Trust said it expects 2026 earnings per share of $9.76-$10.10, funds from operations (FFO) of $6.05-$6.19 per share and core FFO of $6.68-$6.82 per share.
The company said its same-property outlook calls for:
- Revenue growth of 0%-1%
- Expense growth of 2%-3%
- Net operating income growth of -1.65% to 0.45%
Camden said same-property occupancy is expected at 95.7%-95.8% in the third quarter of 2026, while blended lease rate growth is estimated at 1%-2%.
