Canada's Dream Industrial REIT Q2 net rental income up on portfolio growth

Distribution increase and acquisition outlook
Dream Industrial REIT said it will increase its annualized distribution rate by 2.5% to C$0.7175 per unit, its first raise since 2013.
The company expects to close an additional C$140 million of acquisitions in the third quarter of 2026, subject to due diligence. It said its leasing pipeline remains strong, with ongoing negotiations for key vacancies.
Rental rate gains and acquisitions drive results
Higher rental rates on new and renewed leases, completed intensification projects and local consumer price indices drove current portfolio net operating income growth.
Strong leasing activity, including more than 3 million square feet transacted year to date at weighted average rental spreads of 21%, supported results. Portfolio growth from acquisitions across Canada and Europe also contributed to net rental income and FFO growth.
Net rental income increased from last year driven by increases of 16.3% in Ontario, 21.3% in Québec, 22.6% in Western Canada and 11.3% in Europe, excluding disposed investment properties and assets held for sale.

Canada's Dream Industrial REIT said its second-quarter net rental income rose 8.1% year over year, while diluted funds from operations per unit increased 7.8%.
