Cushman & Wakefield flagged Brisbane as a standout Asia-Pacific office market, supported by rapid rent growth, high yields, and tight supply.
Prime net effective rents rose about 19% in the year to Q2 2026, more than twice Melbourne’s pace and nearly five times Sydney’s.
Prime office yield held at 7.4%, the highest among Australia’s major office markets, preserving a yield premium for investors.
In an Asia-Pacific comparison, Brisbane rents were up 13.6% year-on-year, second only to Tokyo among major markets assessed.
Forecasts point to South-East Queensland reaching 6 million people by 2046, implying about 2 million square meters of additional office demand.
