Cushman & Wakefield flagged a cautious Thailand property backdrop in 2026, with tight credit, high household debt, and geopolitical risk pressuring residential demand.
Bangkok condo launches fell to 2,332 units in Q2; H1 launches rose to 9,501 units, up 42% year over year; and 2026 supply is seen near 20,000 units.
Average Bangkok condo launch price jumped to THB 150,420 per sq m in Q2; H1 average hit THB 120,360 per sq m, the highest since 2020.
Industrial land tightens as office market stabilizes
Industrial land tightened despite softer BOI-approved FDI; industrial estate land supply was up about 8% since end-2021 versus demand up about 18%; and the average price was THB 8.4 million per rai.
Bangkok offices stabilized as completions paused in Q2; CBD Grade A vacancy fell to 21.9%; and Grade A rents held at THB 943 per sq m per month.
