DHC•Diversified Healthcare Trust signed a 15-year triple-net lease with Ensign operating units for seven Colorado skilled nursing facilities, with first-year annual rent of $8 million. The lease begins Oct. 1, 2026, and covers 807 licensed units.
1. Lease terms
The lease is guaranteed by Ensign and includes CPI-linked rent escalators. The transaction shifts the portfolio from a RIDEA structure to a net lease, which is expected to reduce capital expenditure needs and operating volatility.
