1. Index and survey diverge
The index’s Q1 2025 value was revised down to $8,055 per acre as additional transactions were reported. USDA’s survey put farm real estate at $4,350 per acre, up from $4,170 in 2024, and cropland at $5,830, up from $5,570; the report attributed the difference to transaction-based index pricing versus survey-based valuations.
