Guidance was raised for 2026 EPS to $4.22-$4.30; 2026 Nareit FFO and Core FFO were lifted to $7.48-$7.56 per share.
Q2 results and operating metrics
Federal Realty Investment Trust posted Q2 net income available for common shareholders of $83.7 million, or $0.97 a share, down from $1.78.
Core FFO rose 6.8% year-over-year to $1.88 per diluted share; Nareit FFO slipped 1.6% to $1.88.
Revenue climbed to $335.7 million from $311.5 million; operating income fell to $138.7 million from $202.7 million.
