Healthpeak Properties (DOC) completed its transition to monthly dividends in April of last year, marking its first distribution increase of 1.7% since a 19% cut in 2020. The REIT now offers a compelling 7.41% yield, supported by a conservative 71% payout ratio and an investment-grade balance sheet. This structure provides investors with steady cash flow while retaining sufficient capital for accretive acquisitions and portfolio upgrades.

To unlock value from its senior housing holdings, Healthpeak formed Janus Living, a standalone REIT focused on the segment, and plans to complete its IPO in the first half of this year. The move is designed to crystallize embedded equity in over 700 properties and reallocate capital more efficiently. Management has already identified $675 million in new senior housing investments to be seeded into Janus Living, anticipating that dividends from the spun-off entity will bolster Healthpeak’s own payout post-listing.

Over the past month, DOC announced $925 million in transactions, including the acquisition of a San Francisco lab campus and the divestiture of several stable outpatient medical properties. By recycling capital from mature assets to high-demand lab facilities, Healthpeak is capitalizing on strong private-market interest in life science real estate. These targeted deals have helped drive a 13.5% share price increase over the last 30 days, reflecting investor confidence in the company’s capital allocation and growth trajectory.
