HIVE Digital’s BUZZ HPC to invest C$3.5 billion in 320 MW Toronto AI gigafactory
BUZZ HPC has acquired 25 acres in the Greater Toronto Area for C$58 million to build a C$3.5 billion, 320 MW AI gigafactory supporting over 100,000 GPUs, targeting H2 2027 online. It will create 800+ construction jobs and hundreds of permanent high-skill roles powered by Ontario’s clean grid.
1. Project Overview
BUZZ HPC, a subsidiary of HIVE Digital Technologies, plans an industrial-scale AI gigafactory in the Greater Toronto Area with 320 MW of utility capacity. The facility is designed to host over 100,000 GPUs and is targeted to become operational in the second half of 2027.
2. Investment and Capacity
The company acquired 25 acres for a combined C$58 million and will invest approximately C$3.5 billion in capital expenditure to build the infrastructure. This project adds to HIVE’s global power pipeline of 850 MW, including 450 MW in operation and 400 MW expected online by 2027, and expands its Canadian capacity beyond 100 MW to 320 MW.
3. Economic and Sustainability Benefits
Construction will generate over 800 jobs and hundreds of permanent high-skill roles, supporting local workforce development. The design leverages Ontario’s clean energy grid and features closed-loop, no-water cooling systems aligned with HIVE’s sustainability strategy.
4. Strategic Positioning
Situated in the Toronto-Waterloo innovation corridor, the gigafactory sits between leading AI research institutions and global financial and technology hubs. This location aims to deliver low-latency connections and strengthen Canada’s position in sovereign AI infrastructure.
