In its fourth-quarter 2025 report, the REIT posted total revenue of $266.0 million and net income of $114.4 million, or $3.93 per diluted share, with adjusted funds from operations of $205.4 million, equal to $7.24 per diluted share. It declared $7.60 in annual dividends per share, extending its dividend-raising streak since 2016.

3. Strategic Investment and Credit Facility

Management highlighted a strategic investment in IQHQ of up to $270.0 million—including $170.0 million in preferred equity—and a new $100.0 million revolving credit facility, of which $50.0 million was funded by year-end. This underscores the company’s disciplined capital allocation and balance sheet strengthening efforts.

4. Lease Activity and Portfolio Diversification

During 2025, Innovative Industrial Properties signed new leases covering approximately 339,000 square feet—about 4% of its total rentable space—demonstrating ongoing tenant demand and diversification across its specialized industrial property portfolio.
