JLL arranged the $172.1 million sale of the Capitol 95 logistics facility in Fredericksburg, Virginia. The 934,523-square-foot property is fully leased to J.E. Richards, with more than 10 years remaining on the lease.

1. Property sale

A fund managed by Morgan Stanley Real Estate Investing acquired the facility from Flint Development. Completed in 2026, the property has immediate access to Interstate 95 and is 100% leased to data center power systems contractor J.E. Richards.
