JLL arranged the $68.5 million sale of a two-property industrial outdoor storage portfolio in Kearny and Newark, New Jersey. Outpost secured a $52.2 million acquisition bridge loan from Forbright Bank through JLL.

1. Sale and financing

The 14.97-acre portfolio is near Port Newark-Elizabeth Marine Terminal and Newark Liberty International Airport. A new Fortune 100 tenant lease executed with the acquisition fully stabilizes the Newark property, while Kearny offers immediate lease-up potential; Outpost plans site improvements at both properties.
