AIRE•ReAlpha said North Adams had Massachusetts’ lowest median home price, at $245,000, in its 2026 affordability study. The study estimated the statewide median at $635,000 and Boston-area home prices above $750,000 to $800,000.
1. Massachusetts home prices
ReAlpha flagged persistent housing unaffordability in Massachusetts in Q2 2026, estimating the statewide median home price at $635,000 and Boston-area prices above $750,000 to $800,000. North Adams had the lowest median price, at $245,000, with rent near $1,000 a month. Springfield, Pittsfield, Chicopee and Holyoke had median prices near $298,000 to $309,000 and rents around $1,050 to $1,350.
2. Mortgage costs
The study put Boston rent near $2,900 a month and said mortgage rates in the mid-6% range lifted payments. It estimated that a $350,000 purchase at 6.1% would cost about $2,150 monthly and require income of about $75,000.
