Realty Income and GIC Form $1.5B U.S. Logistics JV, Add $200M Mexico Portfolio
Realty Income and GIC have committed over $1.5 billion to a programmatic joint venture for build-to-suit U.S. logistics properties leased to investment-grade tenants. The agreement also includes a $200 million takeout purchase of a USD-denominated Mexican industrial portfolio and GIC’s cornerstone investment in Realty Income’s U.S. Core Plus fund.
1. GIC and Realty Income Launch $1.5 Billion Programmatic JV
GIC has committed alongside Realty Income to establish a programmatic joint venture targeting build-to-suit logistics real estate in the United States. The partnership brings over $1.5 billion of combined capital commitments, with GIC providing a substantial equity stake. The JV will focus on high-quality industrial assets pre-leased under long-term, triple-net leases to tenants possessing investment grade-equivalent credit profiles. Realty Income will retain majority ownership in assets acquired through the venture, leveraging its predictive data analytics platform and asset management expertise to drive stable, contractually backed income streams.
2. $200 Million Industrial Portfolio Take-Out in Mexico
As part of its expansion strategy, GIC has joined Realty Income and development partner Hines to finance and acquire a U.S. dollar-denominated industrial portfolio in Mexico valued at approximately $200 million. The logistics properties, located in Mexico City and Guadalajara, are fully pre-leased to Global Fortune 100 companies under long-term net leases. GIC’s long-term capital commitment to this transaction marks its first entry into Mexico’s industrial real estate market and supports Realty Income’s drive to diversify geographically and deepen its presence in key logistics hubs.
3. Cornerstone Investment in Realty Income’s U.S. Core Plus Fund
GIC has also closed as a cornerstone investor in Realty Income’s U.S. Core Plus open-end fund. The firm’s commitment anchors the fund’s capital base, enhancing its capacity to pursue core plus opportunities in the U.S. net lease sector. With over 15,500 properties across 50 states and Europe, Realty Income channels GIC’s long-term capital into a diversified portfolio of mission-critical assets, aiming to generate predictable, inflation-hedged cash yields. GIC’s involvement underscores its conviction in the segment’s resilience and growth potential, while broadening Realty Income’s private capital sources beyond public markets.
