Rexford Industrial Q2 FY26 net loss widens to $506.9 million; Core FFO per share rises 6.8% to $0.63 vs Q2 FY25

Rexford Industrial posted a net loss attributable to common stockholders of $506.9 million, or $2.26 per diluted share, swinging from a profit.
Revenue slipped 1.6% to $245.51 million; the loss reflected $624.75 million of non-cash real estate impairments.
Company share of Core FFO (non-GAAP) rose 1.2% to $141.4 million, while Core FFO per diluted share increased 6.8% to $0.63.
Operating metrics and capital actions
Same-property NOI fell 0.5%; average same-property occupancy improved 1 percentage point to 95.7%.
Disposition outlook was raised to $1.5 billion-$2 billion; a new $1 billion stock repurchase program was authorized.
