Sony Sells 16 St. Regis Chicago Condos in $21M Bulk Deal
SONY•Sony sold a portfolio of 16 St. Regis Chicago condominiums to GD Holdings for $21 million, averaging about $1.31 million per unit, including penthouses on the 89th and 77th floors. The deal closed last week, transferring full ownership and marking Sony’s rapid exit from its January-acquired properties.
1. Transaction Details
Sony completed the sale of 16 St. Regis Chicago condominiums to GD Holdings for $21 million, representing an average price of roughly $1.31 million per unit. The portfolio includes penthouse units on the 89th and 77th floors and conveys 100% ownership interest.
2. Ownership History
Sony gained control of these 16 units in January after receiving them from Dalian Wanda Group, a former joint venture partner on the tower’s development. Despite the premium pricing of comparable units, this bulk deal reflects a notable discount strategy at the Jeanne Gang-designed tower.
3. Strategic Implications
The swift flip indicates Sony’s preference to reallocate capital from real estate back to its core entertainment operations, while GD Holdings strengthens its dominance of the tower’s residential assets. This transaction complements GD’s existing condo stakes and its joint venture interests in the tower’s hotel segment.
