UMH Properties Backing ROAD Act to Cut Thousands Off Construction Costs and Expand 27,100 Homesites
UMH•UMH Properties supports the 21st Century ROAD to Housing Act, which allows manufactured homes without permanent chassis, cuts thousands in construction costs, and enables multi-story designs to expand its 145 communities and 27,100 homesites. Enhanced FHA Title I financing and eased zoning should boost home sales and revenue per lot.
1. Legislative Provisions Expand Housing Options
The 21st Century ROAD to Housing Act updates the federal manufactured housing definition to allow units with or without a permanent chassis, cutting construction costs by thousands per home. It also permits multi-story designs and alternative delivery methods such as slab-on-grade or basement placement, promoting larger floor plans and greater design flexibility.
2. Financing and Zoning Reforms Boost Affordability
Updates to FHA Title I financing raise loan limits for manufactured housing and property improvement loans, expand eligible uses including accessory dwelling units, and aim to reduce borrower barriers. The Act’s zoning and land-use provisions incentivize local governments to adopt reforms that ease placement restrictions, supporting site development in diverse residential areas.
3. UMH Portfolio Positioned for Growth
UMH Properties operates 145 manufactured home communities across 12 states with 27,100 developed homesites, of which 11,200 contain rental homes and over 1,000 self-storage units. Company leadership expects the new legislation to drive higher home sales, increased occupancy and revenue per lot as cost savings and design innovations accelerate community growth.
