U.S. August single-family home sales data
SPY•Seasonally adjusted U.S. new single-family home sales rose 6.4% from July to 684,000, but were down 2.0% from August 2025. The median sale price was $393,700, and the supply of homes was 8.5 months.

Seasonally adjusted sales of new single-family homes totaled 684,000 in August, up 6.4% from July’s 643,000 and down 2.0% from August 2025’s 698,000. The median sale price was $393,700, compared with $392,200 in July, while the average price was $478,700, down from $526,400. Supply stood at 8.5 months, and end-month inventory was 483,000 homes.
