Verisk’s 2026 U.S. Roof Report finds average residential roof replacement costs surged 33% to $17,631 in 2025, while repair costs increased 25% to $4,699 compared with the 2021–2024 period. These sharp jumps highlight growing material and labor expenses, as well as more frequent moderate wind and hail events below catastrophe thresholds.
2. Replacement Cost Value and Risk Drivers
Despite elevated severity, total residential roof replacement cost value (RCV) fell to $23 billion in 2025 from a $24.4 billion average over 2021–2024 due to a mild landfall hurricane season. Persistent hail-driven volatility and accelerating roof aging underscore unpredictable losses and stress insurance underwriting models.
3. Regional Roof Aging Trends
In hail-prone states, 57% of residential roofs are nine years old or newer versus 38% elsewhere, signaling faster replacement cycles. The Midwest and Northeast lead with 17% and 18% of roofs aged 31+ years, while the South has only 4%, reflecting regional differences in housing age and weather exposure.
