Yum! Brands to Shut 250 Pizza Hut Restaurants, Sees 15% Q1 Profit Decline

Yum! Brands will close 250 of 20,000 U.S. Pizza Hut locations in H1 2026 and may sell the chain following a brand strategic review. Pizza Hut’s core operating profit is projected to fall 15% in Q1 as Yum invests in marketing, technology modernization and closures under its “Hut Forward” plan.

1. Strategic Closure of 250 Underperforming Pizza Hut Locations

Yum! Brands announced it will permanently close 250 Pizza Hut restaurants in the U.S. during the first half of 2026, representing roughly 1.25% of its 20,000-unit domestic footprint. This decision follows three consecutive quarters of negative same-store sales—3% in Q4 2025, 6% in Q3 and 5% in Q2—driven by heightened competition and consumer demand for lower-priced alternatives. The company expects Pizza Hut’s core operating profit to decline by about 15% in Q1 2026 as it invests in refreshed marketing campaigns, technology upgrades and targeted remodeling under its ‘Hut Forward’ turnaround program. Yum! Brands CFO Ranjith Roy indicated that the strategic review initiated in November will conclude later this year, at which point full portfolio options—ranging from partial divestiture to third-party partnerships—will be evaluated.

2. AI-Powered ‘Byte by Yum’ Platform Accelerates Digital Growth

Since its February 2025 launch, Yum! Brands’ proprietary Byte by Yum SaaS platform has been deployed in 38,000 restaurants across KFC, Taco Bell, Pizza Hut and Habit Burger & Grill. By the end of 2025, its Smart Ops bundle—covering point-of-sale, menu and kitchen management—was live in 7,000 units, while the Digital Ordering suite powered web, app and third-party marketplace transactions at 18,000 locations. According to CFO Roy, the platform has reduced stock-out events by up to 85%, cut ordering failures on aggregator channels by 75% and boosted consumer satisfaction scores by 10%. These improvements have driven digital system sales to $11 billion in Q4 2025, representing 60% of total sales transactions, and are expected to underpin mid-single-digit same-store sales growth and enhanced unit-level economics throughout 2026.
