American Homes 4 Rent posted Q2 2026 net income attributable to common shareholders of $113.6 million, or $0.31 per diluted share.
Revenue rose 2.8% from a year earlier to $470.1 million, while Core NOI from the total portfolio climbed 4.3% to $275.4 million.
Full-year guidance
The company raised its full-year Core FFO guidance midpoint by $0.03 to $1.95, citing strong cost control, development lease-up and higher dispositions.
FFO and operating metrics
Core FFO (non-GAAP) increased 5.2% to $0.49 per share and unit, while Adjusted FFO (non-GAAP) rose 8.3% to $0.45.
Same-Home Average Occupied Days Percentage was 96% with 2.7% blended rate growth. July results showed 96.1% occupancy with new-lease growth.
