AppFolio slides after UBS downgrades to 'neutral'

UBS downgraded AppFolio to neutral from buy, citing tougher multifamily market conditions, higher rates and financing constraints that could slow unit growth. The brokerage raised its price target by $20 to $220, while reducing its fiscal 2027 average revenue per user growth estimate to 5.5% from 6.3%.
2. AI adoption remains early
UBS said potential upside from AppFolio’s AI and value-added services remains possible, but product adoption appears to be in early stages and customer feedback on some offerings was mixed. Eight of 10 analysts rate the shares buy or strong buy, while two rate them hold; shares were down about 18% year to date.
