CoStar’s $800M Zonda Buy Could Enhance Lennar’s Analytics Access
LEN•CoStar is buying data firm Zonda for $800 million all-cash, with closing expected in H2, and Zonda serves over 3,000 clients including Lennar. This deal could give Lennar access to Zonda’s lot-level development and home sales analytics integrated with CoStar’s spatial tools, while possibly changing subscription costs.
1. Acquisition Details
CoStar has agreed to acquire real estate data and analytics provider Zonda in an $800 million all-cash transaction slated to close in the second half of the year. The deal marks CoStar’s largest expansion into residential market analytics following its recent purchase of a spatial technology firm.
2. Zonda’s Platform Offering
Zonda maintains a proprietary lot-level database covering development activity, home sales and builder operations, and operates two online new home marketplaces. Its subscription-based model serves over 3,000 customers, including major residential builders such as Lennar and Toll Brothers, with a reported 104% net retention rate.
3. Implications for Lennar
As an existing Zonda client, Lennar stands to gain deeper market intelligence through integration with CoStar’s spatial tools, potentially improving site selection and sales forecasting. However, the transaction could also lead to revised subscription fees or service terms as CoStar consolidates its residential and commercial data offerings.
