EFX•Equifax said tri-merge mortgage credit reports account for under 1.5% of closing costs and about 0.005% of total homeownership costs; the report cost about $23 as closing costs rose by more than $2,000 from 2020 to 2025.

Equifax analysis identified tri-merge mortgage credit reports as a low-cost closing item with an outsized impact on underwriting decisions. From 2020 to 2025, the total cost of owning a median-priced home rose by more than $526,000, while average monthly payments increased to $3,403 from $1,940.
