1. Mortgage Rates Stable and Demand Growth

Freddie Mac’s Primary Mortgage Market Survey for the week ending January 8, 2026, shows the 30-year fixed-rate mortgage averaging 6.16%, a slight uptick from 6.15% the prior week but well below the 6.93% average recorded a year earlier. The 15-year fixed-rate rose to 5.46% from 5.44% a week ago, down from 6.14% in January 2025. According to Chief Economist Sam Khater, this stability near the 6% benchmark, combined with solid economic growth, has driven purchase application volume up more than 20% year-over-year. The survey covers conventional, conforming, fully amortizing home purchase loans for borrowers with 20% down payments and exemplary credit, offering a clear gauge of market borrowing costs and consumer demand trends.

2. Record Multifamily Securities Issuance

In 2025, Freddie Mac’s Multifamily division issued $68 billion in securities, including a record $32.6 billion in K-Deals® and $28.1 billion in Multi-PC® offerings. This issuance injected liquidity into the U.S. rental housing market and transferred interest-rate, liquidity and credit risks away from taxpayers to private investors. The company also settled $2.3 billion in SB-Deals®, $1.5 billion in M- and ML-Deals, $2.4 billion in Q-Deals, $837 million in MSCR notes rated by third-party agencies, $848 million in MCIP insurance policies and $645 million in third-party–initiated Giant PCs. Since 2009, Freddie Mac has settled $805 billion in total multifamily securities, with over 90% of financed rental units affordable to families earning up to 120% of area median income.
