Healthcare Realty raises 2026 normalized FFO guidance to $1.65-$1.67 a share
HR•Healthcare Realty Trust raised its 2026 normalized FFO guidance to $1.65-$1.67 per diluted share from $1.62-$1.66. It also raised its same-store cash NOI growth forecast to 5%-5.25% and NAREIT FFO guidance to $1.48-$1.52 per share.
1. Higher 2026 guidance
Healthcare Realty Trust raised its 2026 normalized FFO guidance to $1.65-$1.67 per diluted share from $1.62-$1.66. Its same-store cash NOI growth forecast increased to 5%-5.25% from 4.25%-5%, while NAREIT FFO guidance rose to $1.48-$1.52 per share from $1.45-$1.51.

Third-quarter normalized FFO was $0.42 per diluted share, and same-store cash NOI grew 5.1%.
