KKR has committed an additional $1.5 billion of equity to Global Technical Realty (GTR), its Europe-focused data center platform, bringing total equity commitments to over $3.5 billion since inception. Oak Hill Capital has joined as a new investor, contributing $400 million to GTR’s growth capital. The fresh capital will accelerate the development of nine greenfield sites across Germany, France, the Netherlands and Spain, adding over 600 megawatts of capacity to GTR’s pipeline. The funding is timed to meet surging demand for AI-ready infrastructure, with pre-leasing activity at early-stage sites already exceeding 30% of projected capacity. KKR expects the new investment to drive an internal rate of return north of 15% over a seven-year hold period.

In a move to diversify its alternatives platform, KKR has agreed to acquire Arctos Partners, a niche sports-focused private equity firm, in a deal valuing Arctos at approximately $1 billion. This transaction bolsters KKR’s exposure to the rapidly growing sports and entertainment sector, adding to its portfolio of stadium financing, sports technology and media rights investments. Concurrently, KKR completed a $220 million real estate acquisition in South Korea, securing two build-to-suit data center sites totaling 120,000 square feet near Seoul. The firm also made a $220 million growth capital commitment to Premialab, a Dutch biotech company specializing in genetic sequencing platforms, reinforcing its strategy of pairing core infrastructure with complementary tech investments.
