Logistic Properties of the Americas agrees to sell Bogotá logistics assets for COP 500 billion to Bancolombia
LPA•Logistic Properties of the Americas agreed to sell five fully leased Bogotá logistics buildings to Bancolombia for COP 500 billion, or about $152 million. The all-cash deal is expected to close in early Q4 2026, subject to customary conditions.
1. Sale terms
The five buildings in Bogotá’s Calle 80 park total about 1.26 million square feet. The price implies an 8.2% in-place cap rate.
2. Proceeds and plans
The company expects net after-tax distributable proceeds of about $70 million and earmarked the capital for higher-return growth, with a focus shifting toward Mexico. It will retain land for about 1.08 million square feet of future development and manage the park for a fee of 1.5% of rental revenue.
