Realtor.com says typical Q2 down payment slips to $27,100, lowest since 2021
SPY•Realtor.com reported the typical Q2 2026 down payment fell 9.2% year over year to $27,100, the lowest for a second quarter since 2021. It equaled 13.7% of the purchase price, while estimated monthly principal-and-interest payments rose 74% over five years to $2,376.

The typical Q2 2026 down payment fell to $27,100, down 9.2% year over year and the lowest Q2 figure since 2021. It represented 13.7% of the purchase price, down 0.6 percentage points.
2. Financing costs rise
Estimated monthly principal-and-interest payments climbed 74% over five years to $2,376. The 30-year fixed mortgage rate was 6.76% in early September, compared with 2.88% in August 2021. Listings fell 3.6% year over year, while median list prices declined 1.3% for a 10th consecutive month.
