Senior housing REIT Welltower eyes fresh record after raising 2026 guidance

Toledo, Ohio-based Welltower said late Monday it sees 2026 normalized FFO per share of $6.36-$6.44, versus previous guidance of $6.21-$6.35, topping the LSEG estimate of $6.26 per share.
Second-quarter FFO per share grew 25% year over year to $1.60, driven by 330 basis points of average occupancy growth and a 5.2% increase in revenue per occupied room.
Dividend, year-to-date performance and analyst view
WELL raised its quarterly dividend to 85 cents per share from 74 cents per share.
Through Monday, WELL was up 34% year to date, far outperforming the 14% advance in the S&P 500 Real Estate index .SPLRCR.
Eighteen of 22 analysts rate the stock "strong buy" or "buy," while four rate it "hold"; the median price target is $244.50, per LSEG data.
Welltower shares rise after higher 2026 FFO outlook
Welltower's WELL.N shares were up 3.1% at $256.13 premarket on Tuesday after the senior housing REIT boosted its full-year funds from operations (FFO) outlook.
WELL was on track to surpass its all-time intraday high of $252.94 hit on Friday, if gains held.
