The project encompasses 35 single-family home sites and is expected to open for sale in early fall 2026. Each home at Enclave will offer one- and two-story open floor plans on expansive lots, with buyers able to personalize selections at the Toll Brothers Design Studio. Toll Brothers reports that the studio has driven average upgrade revenue of approximately $60,000 per home in comparable California communities. Amenities include a private park with lounge seating, BBQ area, and proximity to hiking trails, upscale retail and top-rated Corona-Norco Unified School District campuses such as Santiago High School. These features are expected to support strong gross margins above the company’s typical 20% target.

In Surprise, Arizona, Toll Brothers has launched the Atley and Brookhaven Collections within its award-winning Sterling Grove master plan. The Atley Collection comprises three home designs ranging from 2,021 to 2,439 square feet with four to five bedrooms, priced from the mid-$400,000s. The Brookhaven Collection offers three plans spanning 2,449 to 2,892 square feet with five bedrooms, priced from the low-$500,000s, including select golf course and mountain view lots. The debut of the Bridgewater model on January 17, 2026, highlights continued community momentum; Sterling Grove’s troon-managed clubhouse and resort-style amenities further enhance value, underpinning Toll Brothers’ disciplined land acquisition and development strategy in high-growth Sun Belt markets.
