Blackstone-Affiliated Funds Commit Equity to $16B Michigan Oracle Data Center Project
Blackstone-affiliated funds committed equity alongside Related Digital to secure $16 billion in fixed-rate, long-term financing for a purpose-built Oracle data center campus in Saline Township, Michigan. The project will deliver over a gigawatt of capacity, create 2,500+ union construction jobs, preserve 750 acres and generate millions in annual tax revenues.
1. Financing Structure and Partners
Funds affiliated with Blackstone and equity from Related Digital secured the $16 billion facility, complemented by fixed-rate, long-term debt anchored by PIMCO-managed accounts. Bank of America served as structuring agent and advisor, with Goldman Sachs and Wells Fargo providing additional advisory support. DTE Energy will supply 100% power, augmented by Oracle-funded battery storage.
2. Project Scope and Capacity
The Saline Township campus, code-named “The Barn,” includes three single-story data center buildings designed to deliver over a gigawatt of AI compute capacity. The purpose-built campus will use a closed-loop cooling system and is set for LEED certification. Major construction is underway with delivery to Oracle on schedule.
3. Community and Economic Benefits
Construction will generate more than 2,500 union jobs, 450 on-site roles and 1,500 county-wide positions, while preserving over 750 acres of open space, farmland and wetlands. The project is projected to produce millions in annual tax revenues for local schools and government and allocate $14 million to fire department upgrades and community investment. DTE customers stand to save $300 million through shared grid maintenance costs.
4. Impact on Blackstone’s Infrastructure Platform
This financing underscores Blackstone Real Estate’s commitment to large-scale digital infrastructure and strengthens its pipeline in AI-driven assets. The project marks the largest single investment in Michigan’s data center market and supports Blackstone’s strategy to capitalize on generational demand for compute capacity. Success here could enhance Blackstone’s positioning for future hyperscale partnerships.
