1. Rating Upgrade Reflects Product Innovation

Analysts at Brightstone Capital have upgraded Cohen & Steers from Hold to Buy following the firm’s successful launch of three new real asset ETFs in the past six months. The latest offerings build on the performance of the infrastructure income ETF introduced in March 2025, which attracted $750 million of net inflows within its first quarter. With industry‐wide real asset ETF flows up 18% year‐to‐date, Cohen & Steers is well positioned to capture additional investor demand for yield and diversification, analysts note.

2. Strategic Leadership Appointments Target New Growth Markets

Cohen & Steers strengthened its management team with two key hires in January 2026. Jennifer Nakamura joins as Head of Japan Real Estate, bringing over 20 years of regional experience at Nomura Asset Management, while Robert Langford assumes the role of Global Head of Private Real Estate after leading a $4 billion European office portfolio at BlackRock. Management expects these appointments to accelerate business development in Asia and expand the firm’s private real estate advisory platform, which grew assets under management by 12% in 2025.
