Host Digital said it plans to build a diversified portfolio of 20-100 megawatt AI and HPC data centers, focusing on brownfield retrofits where grid power is available. It aims to deliver its first Oklahoma site in Q1 2027, triggering rent under a 15-year take-or-pay lease. The pipeline includes four sponsor-originated sites totaling more than 450 megawatts of potential gross power capacity, targeted for tenant delivery by the end of 2027.
2. Financing approach
The company plans to rely on project-level loans secured by each site and lease to limit corporate exposure. Sponsor projects are subject to 24-month first-offer rights.
