The national 90th percentile entry-level luxury threshold reached $1.249 million in March, rising 3.7% from February but remaining 2.9% below March 2025. The 95th percentile high-end threshold climbed 0.5% to $1.997 million, while the 99th percentile ultraluxury mark eased 0.2% to $5.754 million.

2. Concentration in Pure Luxury Markets

Among 13 identified pure luxury hubs, Nantucket leads with 99% of active listings above $1 million, followed by Vineyard Haven at 90% and Jackson, Wyo., at 68%. Coastal and mountain destinations like Santa Maria-Santa Barbara and Rifle, Colo., also report over 58% of listings exceeding $1 million, driven by limited supply.

3. Ultraluxury Thresholds in Resort Hubs

Top-1% thresholds vary dramatically, with Rifle, Colo., topping the list at $59.2 million, Jackson at $39.55 million and Santa Maria-Santa Barbara at $38.6 million. These ultraluxury ceilings far surpass the national benchmark, underscoring the premium nature of resort-area real estate.
