Vornado Unveils 100,000 Sq Ft Retail Redevelopment on Seventh Avenue

Vornado is demolishing three structures between 33rd and 34th Streets on Seventh Avenue to add over 100,000 square feet of retail. Newmark will lease the space as Vornado’s Penn District redevelopment has delivered 3.6 million square feet of office space and 70 food and drink venues.

1. Project Scope

Vornado is demolishing three structures along Seventh Avenue between West 33rd and West 34th Streets and renovating the adjacent 435 Seventh Avenue property, resulting in more than 100,000 square feet of new retail space for office workers, residents, commuters and tourists.

2. Leasing Strategy

Vornado has engaged Newmark to lead leasing efforts for delis, pizzerias and specialty retailers, aiming to capitalize on the location’s status as a gateway to Manhattan’s Penn District and its daily pedestrian count averaging 650,000 at Penn Station.

3. Redevelopment Context

Following phase one, which delivered 3.6 million square feet of office leases and attracted 70 food and beverage venues—including inside Moynihan Train Hall—Vornado continues investing billions in the Penn District, where Metro-North service will link in 2027.
